URBAN MARKET REPOSITION
Mitsuwa Market at Del Amo Fashion Square

Project: Mitsuwa Market Facade Repositioning
Location: Del Amo Fashion Square - Torrance, California
Scope: Facade Repositioning and Exterior Dining Patio
Status of Completion: Building Opened Spring 2020
Role: Project Design Director w/rdc.
This is the renovation of an existing two-story commercial building at Del Amo Fashion Square. Previously occupied by a national clothing retailer, the new facade design was tailored to the new Japanese grocer tenant as well the mall developer's need for future tenant identity at the second level. The design concept proposes a fin system which wraps around all three facade exposures with dedicated panels for future tenant signage. This new 'skin' is composed of aluminum extrusions with a faux light maple wood texture to mimic traditional Japanese design elements for future tenant identity signage. The new facade design features expanded storefront at the south and west facade, a new garden and covered dining patio, and custom art mural.
